Gold Passport
COMMERCIAL CERTIFICATE CORECONCEPTS LEVEL 100 SERIES
Commercial Certificate Program (CCP) is designed to bring together a
faculty of industry leaders and top producers to teach the fundamentals of
commercial real estate. Eight courses are offered over four weeks,
two courses per day, one full day per week, allowing students to
concurrently attend to business while learning. A Certificate of
Completion is awarded to students who attend at least seven of the eight
classes.

ETHICS WILL BE DUE AGAIN ON DECEMBER 31, 2008!
All REALTOR® members of CRCBR must take an Ethics Class before December 31, 2008. If
you have taken a class between January 1, 2005 until now, you are exempt
from taking the class. However, if you last took the Ethics class in 2004
or earlier, you MUST take an Ethics class to continue membership. Anyone
who has taken an Ethics Class not sponsored by CRCBR must fax, email, or
mail a copy of their Certificate of Completion to Emily Crespo. If you are a
broker-in-charge who needs to take the class, you have the option of taking the
class online, in order to prevent attending a third class during the licensing

continuing education requirements, and to stay abreast of what's going on

Gold Passport takes $20 off the already discounted member price for two CE
courses. You can use your Gold Passport anytime between the time you
purchase it and December 31, 2008. Pay no rescheduling fees if CRCBR is
notified by 12:00 pm the business day prior to the class date. Pay for

Online Ethics Training
There are two online ethics training courses available on
www.REALTOR.org. Each
course meets the specific criteria and learning objectives required for either
new REALTORS® or existing REALTORS® as established in the Statements of
Professional Standards Policy #47 - New Member Orientation Program, and #48 -
Quadrennial REALTOR® Ethics Training found in the NAR
Code of Ethics and Arbitration Manual. These courses do not
count as an elective for your license.

Village Developer Proposes to Widen I-77 Even More
Developers of The Village at Lake Norman has already proposed adding
a third lane from exit 23 to 28 of I-77. Now they want to propose

Orange County Commissioners have until February 29th to decide
whether to ask voters to approve a quarter-cent sales tax increase or a

Fort Mill Impact Fees Exemption Feud Heat Up
After York County rejects an appeal from a Fort Mill-area retirement
community that wants to be exempt from paying school impact fees,
attorney for the developer argues the decision is unconstitutional,
citing, "it is illegal to assess impact fees when there is no impact".

Charlotte
Business Journal's 2008 Green Awards
The
Charlotte Business Journal
and the
Charlotte Chapter of the US Green Building Council want to recognize
those who are going green at the inaugural 2008 Green Awards Event.
The awards event will honor those in the Charlotte area who make
efforts to incorporate environmentally sustainable practices into
their businesses and community work. By doing so, they show others
how to strengthen the environmental health of our region.
The Green Awards will recognize individuals, businesses, government leaders and
entities, and nonprofit organizations in two main categories — General Awards and
Green Building Awards. Within those two categories, there are a total of 20
awards. Work or projects completed from January 2007 to December 2007 will be
considered.

Ellis Group, Inc. Issues Fourth Quarter 2007 Office Vacancy Index
Report
The CB Richard
Ellis Office Vacancy Index measures the vacancies, construction
completions and net absorption in downtown and suburban areas of the
United States. The index is based on a quarterly survey of
competitive office buildings. The vacancy rate is computed as a
percentage, dividing vacant space for lease by the total square
footage of competitive nonmedical, multi-tenant office space in each
market.

The following is a list of recent commercial real estate
transactions completed by fellow CRCBR members:
Flagship Capital Partners, LLC - Bill Transou
Flagship Capital Partners, LLC- Bill Transou, Partner and Chief
Investment Officer, lead the disposition of One and Three Corporate
Centre buildings in Myrtle Beach, SC. Totaling over 68,300 SF of
class A office space, the multi-tenant office buildings are situated
on approximately 5.6 acres in Horry County, just off Highway 17
North, at 21st Avenue and Grissom Boulevard in Horry County. Myrtle Beach Farms
Company was the buyer in the acquisition of the asset. Mr. Transou
represented the Seller(s) and First Colony Corporation in the sale
of each asset.
Merrifield Partners -
Jon Jarrett
AJ&R Partners, LLC has purchased a 2.31-acre site (sales price
$184,800) at Old Hickory
Business Park, a Crosland project developed by Merrifield Partners. The
location will be the site of Piedmont Instrument and Controls, Inc., a
distributor of process valves, instrumentation, analytical instruments,
calibration equipment and related services to the manufacturing
industry. The 225-acre business park is located on Indian
Trail-Fairview Road in Indian Trail, Union County, NC. Jon Jarrett of
Merrifield Partners represented the seller in this transaction. Mark
Wright of Walt Perry Realty represented the
buyer.
Sperry Van
Ness/Lighthouse Commercial Realty - Troy A. Legge, CCIM
Sperry Van Ness/Lighthouse Commercial Realty sold a 14,550 SF absolute
net leased, freestanding Walgreens drug store located in Portsmouth,
Virginia. Troy Legge of Sperry Van Ness represented the seller, which
developed the property. An exchange buyer located in Florida purchased
the property for $5,065,000.

NAR Helps
Realtors® Manage Multiple Technology Tools
The
National Association of Realtors® Center for REALTOR® Technology
has released a free software toolkit to facilitate open
standards-based Single Sign-On. SSO is an authentication process
that allows users to enter one username and password to access all
online real estate applications.
With SSO
technology, Realtors® no longer have to login separately to their
multiple listing services, transaction management tools, form and
virtual tour providers and email and web accounts. This
streamlines the login process and reduces the number of usernames
and passwords required for logins.
