Mandatory Update

Commercial Version, Course #9908 - (CE Approved)
The Commercial Version of the Update has been modified for commercial agents.  Agents who practice residential real estate are advised to take the regular Update course. Topics include Due Diligence Issues for Commercial Agents, Americans with Disabilities Act - Title III, Commercial Facilities and review of licensing requirements.

Broker-in-Charge Annual Review Course

Broker-in-Charge Annual Review Course, Course #2010 - (CE Approved)
The Broker-In-Charge Annual Review Course is a mandatory elective for all brokers-in-charge who wish to remain a broker-in-charge as of July 1, 2008 for the 2008-2009 licensing period. Topics of this course include agency rules, relationships and forms.

Ethics for the Commercial Agent REALTOR®, Course #2466 - (CE Approved)
This course discusses professional ethical issues, ethical decision making, and professional conduct utilizing a lecture/case-discussion format. This course satisfies NAR's 2.5 hours ethics requirements, and the 4 hour NCREC elective requirement.  PLEASE NOTE: The quadrennial ethics requirement for NAR must be satisfied by December 2008.

The RCA-NCAR Commercial Forms

Learn about contract basics for commercial transactions, including listing and rep agreements, protection agreements, and sales contracts. The RCA-NCAR commercial forms are reviewed so the agent will know which forms are available and how to use each.

1031 Tax Free Exchanges: The Nuts & Bolts, Course #2250 - (CE Approved)
This course will provide an overview of 1031 exchanges including "warehousing" and parking exchanges, discuss the paper trail for a qualified intermediary transaction, review tax issues, considerations for partnerships and recent development updates.

Ethics

ETHICS WILL BE DUE AGAIN ON DECEMBER 31, 2008!
All REALTOR® members of CRCBR must take an Ethics Class before December 31, 2008.  If you have taken a class between January 1, 2005 until now, you are exempt from taking the class.  However, if you last took the Ethics class in 2004 or earlier, you MUST take an Ethics class to continue membership.  Anyone who has taken an Ethics Class not sponsored by CRCBR must fax, email, or mail a copy of their Certificate of Completion to Emily Crespo.  If you are a broker-in-charge who needs to take the class, you have the option of taking the class online, in order to prevent attending a third class during the licensing year.  For online instruction, please Click Here.  If you have any questions about the Ethics requirement, please email Emily at emily@crcbr.org.

Gold Passport

GOLD PASSPORT
CRCBR has a fast, easy, and affordable way for you to keep up with your continuing education requirements, and to stay abreast of what's going on within commercial real estate.  It's called the Gold Passport and it's your ticket to incredible value and outstanding education!

Benefits
Gold Passport takes $20 off the already discounted member price for two CE courses.  You can use your Gold Passport anytime between the time you purchase it and December 31, 2008.  Pay no rescheduling fees if CRCBR is notified by 12:00 pm the business day prior to the class date.  Pay for your continuing education once, and schedule classes at your convenience.  Gold Passport entitles you to eight hours of continuing education credits.  Please Note:  Gold Passport holders cannot register online for classes.  All registrations must be done via fax or mailed in.

Gold Passport Policies & Restrictions
• The Gold Passport is available to REALTOR® members only.
• Passport valid from the date of purchase through December 31, 2008.  (Please note that Gold Passport is based on the calendar year, not the Real Estate Commission license year.) 
• Passport not valid for the Commercial Certificate Program (CCP) CoreConcepts Level 100 Series. 
• Passport not valid for CRCBR on-line continuing educations classes.

ONLINE CONTINUING EDUCATION
Online continuing education classes are now being offered. Online education makes it more convenient for you to get the knowledge and credits you need without disrupting your schedule.

Listing Properties Online Course
This course introduces concepts critical to successfully listing properties. As students learn new concepts and key formulas, they are given an opportunity to apply them through the problems presented in the case studies.

This course introduces concepts critical to successfully working with investment properties and clients. As students learn new concepts and key formulas, they are given an opportunity to apply them through the problems presented in the case studies.

ONLINE ETHICS TRAINING
There are two online ethics training courses available on www.REALTOR.org.  Each course meets the specific criteria and learning objectives required for either new REALTORS® or existing REALTORS® as established in the Statements of Professional Standards Policy #47 - New Member Orientation Program, and #48 - Quadrennial REALTOR® Ethics Training found in the NAR Code of Ethics and Arbitration Manual.  These courses do not count as an elective for your license.

Charlotte Business Journal Green Conference - April 16th
The 2008 Green Awards event on April 16 at the Charlotte Convention Center Ballroom will honor those in the Charlotte area who make efforts to incorporate environmentally sustainable practices into their businesses and community work.  The Green Awards will recognize individuals, businesses, government leaders and entities, and nonprofit organizations in two main categories - General Awards and Green Building Awards.  Work or projects completed from January 2007 to December 2007 will be considered. Commercial Real Estate Holding Steady
Commercial real estate market fundamentals are fairly stable, although investment is waning following a record year in 2007, according to the latest Commercial Real Estate Outlook of the National Association of REALTORS®. "Even with fairly stable fundamentals and capital available from institutional investors, it appears investor confidence has declined, and some private investors have had problems obtaining financing," said Patricia Nooney, chair of the Realtors® Commercial Alliance Committee.

CB Richard Ellis, Inc. - Ryan Clutter and Anne Johnson
CB Richard Ellis assisted in the disposition of Beacon Partners' flex portfolio in Charlotte, NC.  The portfolio included three properties: Coffey Creek Business Center, Lake Norman Commerce Center, and the Hickory Grove Business Park.  Collectively, the properties span approximately 600,000 square feet.  CIP purchased the portfolio for $49,100,000.  Ryan Clutter and Anne Johnson represented Beacon Partners in the sale.

Sperry Van Ness | Lighthouse Commercial Realty - Troy A. Legge, CCIM
Sperry Van Ness sold a 12,450 square foot, free-standing Goodwill store located in Lincolnton, North Carolina.   Troy Legge of Sperry Van Ness represented the seller, a State of Washington LLC.  The property was built in 1998 and the sale price was $1,450,000.

Sperry Van Ness/Southern Commercial Real Estate, LLC - Mark Mayfield & Ron Trone
TAMKO Building Products has leased an 81,250 square foot industrial building at 
150 E. Mt. Gallant Road located in the Rock Hill Industrial Park.  The building will be used by TAMKO for a warehouse/distribution facility for roofing products.  Mark Mayfield and Ron Trone represented the landlord.

Carolina Capital Realty - Chris D. Orr
Dr. Jim Wells, DDS purchased 2500 square feet of office space at 7741 Ballantyne Commons Parkway, in Stonecrest Professional Center.  Chris D. Orr of Carolina Capital Realty represented the buyer.

Do you know about the REALTOR® Political Action Committee?
The North Carolina REALTORS® Political Action Committee ("NC RPAC") is a non-partisan committee organized for the specific purpose of raising funds to support political candidates of all parties at the local, state and federal levels of government.

NC RPAC exists through the voluntary contributions of members, their spouses, and families of NCAR. NC RPAC was established by NCAR in recognition of the need to increase political activity and awareness among members, and to protect the interest of the real estate industry in the political arena.

You can be a large or small contributor to NC RPAC. However, we encourage every REALTOR® to give at least $25. NC RPAC contributes these funds to the campaigns of candidates at all levels of government. Of the contributions received, 30 percent of the funds are sent to the National RPAC and 70 percent stay in
North Carolina to fund local and state candidates. Your voice is heard through the impact of your NC RPAC dollars.

We take great pride in the fact that NC RPAC consistently is the No. 1 business PAC in the state! It is essential that we are able to support the candidates that will fight for REALTOR® issues when elected. REALTORS® are under constant threat of sales tax on your commissions, higher taxes on your business, and increased real estate taxes. Your RPAC contributions are the key to our being able to make a difference in the Legislature.

CRCBR will kick off its annual RPAC campaign in April, and we ask that you consider contributing to this important organization!  With the funds received, RPAC is able to assist us in local, state, and national issues that affect REALTORS®.  Please check your mail and your email for more information to come!
