1031 Tax-Free Exchanges: The Nuts & Bolts, Course #2250 - (CE Approved)
This course will provide an overview of 1031 exchanges including "warehousing" and parking exchanges, discuss the paper trail for a qualified intermediary transaction, review tax issues, considerations for partnerships and recent development updates.

ETHICS WILL BE DUE AGAIN ON DECEMBER 31, 2008!
To satisfy NAR requirements, all REALTOR® members of CRCBR must take an ethics class before December 31, 2008.  If you have taken an ethics class since January 1, 2005, you are exempt from taking the class.  However, if you last took the ethics class in 2004 or earlier, you MUST take an ethics class to continue CRCBR membership.

Anyone who has taken an ethics class not sponsored by CRCBR must fax, email, or mail a copy of their Certificate of Completion to Emily Crespo.  An online ethics course is available, but does not count as CE credit.  Brokers-in-charge are encouraged to take the online course in order to prevent attending a third class during the licensing year.  For online instruction, Click Here.  If you have any questions about the ethics requirement, please contact CRCBR.

ONLINE ETHICS TRAINING
There are two online ethics training courses available on www.REALTOR.org.  Each course meets the specific criteria and learning objectives required for either new REALTORS® or existing REALTORS® as established in the Statements of Professional Standards Policy #47 - New Member Orientation Program, and #48 - Quadrennial REALTOR® Ethics Training found in the NAR Code of Ethics and Arbitration Manual.  These courses do not count as an elective for your license.

GOLD PASSPORT
CRCBR has a fast, easy, and affordable way for you to keep up with your continuing education requirements, and to stay abreast of what's going on within commercial real estate.  It's called the Gold Passport and it's your ticket to incredible value and outstanding education!

Benefits
Gold Passport takes $20 off the already discounted member price for two CE courses.  You can use your Gold Passport anytime between the time you purchase it and December 31, 2008.  Pay no rescheduling fees if CRCBR is notified by 12:00 pm the business day prior to the class date.  Pay for your continuing education once, and schedule classes at your convenience.  Gold Passport entitles you to eight hours of continuing education credits.  Please Note:  Gold Passport holders cannot register online for classes.  All registrations must be done via fax or mailed in.

Mecklenburg County Building-Development Quarterly
The Mecklenburg Board of County Commissioners appoints the Building-Development Commission (BDC) as an advisory board to Code Enforcement. Membership includes representation from the design, construction and development communities, as well as the public.  Check out www.meckpermit.com and go to "About Us" for more information.  Contact your representative if you have any specific issues you would like the BDC to consider.

The following is a brief summary of significant issues impacting the design and construction community, on which the Building-Development Commission (BDC) and the Code Enforcement Department have focused during the period January through March, 2008.   To view the 5/07/08 BDC Quarterly, click here.

2009 NC State Building Code Effective Dates
In the NC Building Code Council (BBC) meeting on March 11, 2008, the Council adopted the 2009 NC State Building Code family.  In doing so, the BCC set various effective dates for the implementation of the new Code.  For detail information on department policy on the transition period, click here.

Business Corridor Symposium - June 12, 2008

The City of Charlotte will be holding a Business Corridor Symposium on June 12, 2008, from 7:30am to 12:00pm at Extravaganza Depot, located at 1610 N. Tryon St.

This event will bring private sector, investors, and community interests together to educate and promote investment in the city's business corridors.  Attendees will learn how to profitably invest in the City's business corridors; network with stakeholders about corridor investment opportunities and progress; and learn about non-traditional market studies and how to access capital.  The keynote speaker will be Bill Hudnut, ULI Fellow and former Mayor of Indianapolis.

Although fundamentals are sound, activity in commercial real estate markets is expected to ease in the months ahead, according to a forward-looking index for the commercial real estate sectors published by NAR. The Commercial Leading Indicator for Brokerage Activity edged down 0.7 percent to an index of 119.0 in the first quarter from a downwardly revised reading of 119.9 in the fourth quarter, and is 0.8 percent below the first quarter of 2007, when it stood at 120.0. "The moderate erosion in the index suggests that commercial activity, as measured by net absorption and the completion of new commercial buildings, will be positive but somewhat weaker over the next six to nine months," says NAR Chief Economist Lawrence Yun. "Private nonresidential investment in structures is likely to subtract one-third to one-half percentage point off GDP growth. Along with the impact of the credit crunch, a weakening in leasing and building sales activity should come as no surprise because commercial real estate follows changes in overall economic activity."

NAIOP Commends House Passage of Tax Provisions
Bill Offers Much Needed Extension of Expired Provisions

The National Association of Industrial and Office Properties (NAIOP) commends the United State House of Representatives for their May 23rd passing of H.R. 6049, the Energy and Job Creation Act of 2008. The bill, which passed the House by a vote of 263 to 160, extends expired and expiring tax provisions vital to the commercial real estate industry. Included among these provisions are 15-year qualified leasehold improvement depreciation and brownfields remediation expensing, which expired at the end of 2007, as well as the energy efficient commercial building tax deduction, due to expire at the end of 2008.  To read the complete press release, please click here.

In Memoriam - Donald Rich Browning
Donald Rich Browning, a principal at Providence Real Estate Advisors, LLC, died Thursday, May 22, 2008. Donald�s real estate career covered more than 35 years in Charlotte in roles that included developer, broker, and leasing agent. He was born on July 18, 1942 in Savannah, GA to the late Parker and Jean Browning of Hinesville, GA. He is survived by his wife, Sandra Shugart Browning, son, Michael Matthew of Morganton, NC, his brother, Guy Browning and wife, Anne, of Midway, GA, three nieces, and a nephew. A service of celebration and thanksgiving where held on Sunday, May 25, 2008 at 2:00 p.m. at First Presbyterian Church, Charlotte.  Memorials may be sent to the Coastal Conservation Association of the Carolinas Charlotte Chapter P.O. Box 58629 Raleigh, NC 27658.

Do you know about the REALTOR® Political Action Committee?
The North Carolina REALTORS® Political Action Committee (NC RPAC) is a non-partisan committee organized for the specific purpose of raising funds to support political candidates of all parties at the local, state and federal levels of government.  NC RPAC exists through the voluntary contributions of members, their spouses, and families of NCAR. NC RPAC was established by NCAR in recognition of the need to increase political activity and awareness among members, and to protect the interest of the real estate industry in the political arena.  You can be a large or small contributor to NC RPAC. However, we encourage every REALTOR® to give at least $25. NC RPAC contributes these funds to the campaigns of candidates at all levels of government. Of the contributions received, 30 percent of the funds are sent to the National RPAC and 70 percent stay in
North Carolina to fund local and state candidates. Your voice is heard through the impact of your NC RPAC dollars.  We take great pride in the fact that NC RPAC consistently is the No. 1 business PAC in the state! It is essential that we are able to support the candidates that will fight for REALTOR® issues when elected. REALTORS® are under constant threat of sales tax on your commissions, higher taxes on your business, and increased real estate taxes. Your RPAC contributions are the key to our being able to make a difference in the Legislature.

CRCBR has kicked off its annual RPAC Campaign this month, and we ask that you consider contributing to this important organization! With the funds received, RPAC is able to assist us in local, state, and national issues that affect REALTORS®.

Directions for making an online contribution to NC RPAC
1. Go to www.ncrealtor.org
2. Sign in:
      UserID:  Email Address
      Password:  NRDS#
3. Put your mouse over the word RPAC
      a. A new list of links will appear
      b. Click:  Make a Contribution
4. You will then come to a page with a Contribution Disclosure
      a. Click "I have read the Disclosure" and "I agree"
      b. Choose the Board of REALTORS® that you would like to give credit (CRCBR)
      c. Click submit
5. Complete the online contribution form
