ETHICS WILL BE DUE AGAIN ON DECEMBER 31, 2008!
To satisfy NAR requirements, all REALTOR® members of CRCBR must take an ethics class before December 31, 2008.  If you have taken an ethics class since January 1, 2005, you are exempt from taking the class.  However, if you last took the ethics class in 2004 or earlier, you MUST take an ethics class to continue CRCBR membership.  Anyone who has taken an ethics class not sponsored by CRCBR must fax, email, or mail a copy of their Certificate of Completion to Emily Crespo.

An online ethics course is available, but does not count as CE credit.  Brokers-in-charge are encouraged to take the online course in order to prevent attending a third class during the licensing year.  For online instruction, Click Here.  If you have any questions about the ethics requirement, please contact CRCBR. ONLINE ETHICS TRAINING

There are two online ethics training courses available on www.REALTOR.org.  Each course meets the specific criteria and learning objectives required for either new REALTORS® or existing REALTORS® as established in the Statements of Professional Standards Policy #47 - New Member Orientation Program, and #48 - Quadrennial REALTOR® Ethics Training found in the NAR Code of Ethics and Arbitration Manual.  These courses do not count as an elective for your license.

Beacon Partners and Childress Klein raise $60,000 for Right Moves For Youth
On May 21st, Beacon Partners and Childress Klein Properties presented the 1st Annual Six on Six Volleyball Classic at
Freedom Park.  The event pitted 16 teams from the Charlotte commercial real estate industry against each other to help raise funds to support Right Moves for Youth.  The tournament raised $60,000.00.

NAR Annual Meeting Registration Now Open
Registration is now open for the National Association of REALTORS® Annual Meeting, held November 7-10, 2008 in Orlando, Florida.  To register or for more information, please click here.

Commercial Real Estate Index Contracts

Although fundamentals are sound, activity in commercial real estate markets is expected to ease in the months ahead, according to a forward-looking index for the commercial real estate sectors published by NAR. The Commerc
ial Leading Indicator for Brokerage Activity edged down 0.7 percent to an index of 119.0 in the first quarter from a downwardly revised reading of 119.9 in the fourth quarter, and is 0.8 percent below the first quarter of 2007, when it stood at 120.0. "The moderate erosion in the index suggests that commercial activity, as measured by net absorption and the completion of new commercial buildings, will be positive but somewhat weaker over the next six to nine months," says NAR Chief Economist Lawrence Yun. "Private nonresidential investment in structures is likely to subtract one-third to one-half percentage point off GDP growth. Along with the impact of the credit crunch, a weakening in leasing and building sales activity should come as no surprise because commercial real estate follows changes in overall economic activity."

As a member of the Charlotte Region Commercial Board of REALTORS�, you are a member of the National Association of REALTORS�(NAR).  Did you know that the National Association of REALTORS� has been an association for 100 years?  Formerly known as the National Association of Real Estate Exchanges, NAR began May 12, 1908 in Chicago, IL.  One hundred twenty founding members strong, the association wished to "to unite the real estate men of America for the purpose of effectively exerting a combined influence upon matters affecting real estate interests."  The Association became the largest trade association in the United States in the early 1970s, with over 400,000 members. Today, the National Association of REALTORS� has over 850,000 members, 54 State Associations (including Guam, Puerto Rico, and the Virgin Islands) and more than 1,500 local Associations

Jessica Brown Earns Vice President Title at CB Richard Ellis, Inc.
Jessica Brown has earned the title of Vice President at CB Richard Ellis Inc., Jessica is receiving this on her 5th anniversary, which is the minimum time period required, and a great achievement.  Jessica has really set the bar for young professionals in this business. In addition to becoming a great broker and handling many high profile projects, she is very involved in CRCBR as program committee chair and other community organizations.

Colliers Pinkard � Rob Cochran, John Cashion and Keith Bell
Colliers Pinkard is pleased to announce the sale of the 240,760 square-foot portfolio of five multi-tenanted flex buildings in South Point Business Park for a total sale price of $22,437,200. Windsor Realty Fund VII (WRF-VII), a fund sponsored by General Investment & Development Company (GID), bought four buildings totaling 176,360 square feet and a tenant bought one building totaling 64,400 square feet. Rob Cochran, John Cashion and Keith Bell of Colliers Pinkard represented the owner, Carlson Real Estate Company in the sale.  Tom O�Brien at CBRE represented the tenant who purchased the single building.

Merrifield Partners � George Macon
Goodman & Lochary Real Estate Partnership purchased an office condo, Unit A in Building 2 (5,095 s.f.), at Steelecroft Village.  The location will be the site of Drs. Goodman and Lochary�s pediatric dentistry practice.  George Macon of Merrifield Partners represented the seller.

Middlesex Investments, LLC has purchased Building 1 (8,300 s.f.) at Steelecroft Village.  This location will be the site of Steelecroft Dentistry. David Ferguson of True View Commercial Real Estate represented the buyer in this transaction.  George Macon of Merrifield Partners represented the seller.

DW Holdings, LLC has purchased Suite 200 (2,939 s.f.) in Building 17 at Blakeney Professional Center, a Crosland project developed by Merrifield Partners.  The location will be the site of Davis Williams Wealth Management.  Bill Iuliano of AMR Real Estate Holdings represented the buyer and George Macon of Merrifield Partners represented the seller in the above transaction.

Do you know about the REALTOR® Political Action Committee?
The North Carolina REALTORS® Political Action Committee (NC RPAC) is a non-partisan committee organized for the specific purpose of raising funds to support political candidates of all parties at the local, state and federal levels of government.  NC RPAC exists through the voluntary contributions of members, their spouses, and families of NCAR. NC RPAC was established by NCAR in recognition of the need to increase political activity and awareness among members, and to protect the interest of the real estate industry in the political arena.  You can be a large or small contributor to NC RPAC. However, we encourage every REALTOR® to give at least $25. NC RPAC contributes these funds to the campaigns of candidates at all levels of government. Of the contributions received, 30 percent of the funds are sent to the National RPAC and 70 percent stay in
North Carolina to fund local and state candidates. Your voice is heard through the impact of your NC RPAC dollars.  We take great pride in the fact that NC RPAC consistently is the No. 1 business PAC in the state! It is essential that we are able to support the candidates that will fight for REALTOR® issues when elected. REALTORS® are under constant threat of sales tax on your commissions, higher taxes on your business, and increased real estate taxes. Your RPAC contributions are the key to our being able to make a difference in the Legislature.

CRCBR has kicked off its annual RPAC Campaign this month, and we ask that you consider contributing to this important organization! With the funds received, RPAC is able to assist us in local, state, and national issues that affect REALTORS®.

2. Sign in:

3. Put your mouse over the word RPAC
      a. A new list of links will appear
      b. Click:  Make a Contribution

      b. Choose the Board of REALTORS® that you would like to give credit (CRCBR)
      c. Click submit
5. Complete the online contribution form
