ETHICS WILL BE DUE AGAIN ON DECEMBER 31, 2008!

To satisfy NAR requirements, all REALTOR® members of CRCBR must take an ethics class before December 31, 2008.  If you have taken an ethics class since January 1, 2005, you are exempt from taking the class.  However, if you last took the ethics class in 2004 or earlier, you MUST take an ethics class to continue CRCBR membership.  Anyone who has taken an ethics class not sponsored by CRCBR must fax, email, or mail a copy of their Certificate of Completion to Emily Crespo.

Ethics

ETHICS WILL BE DUE AGAIN ON DECEMBER 31, 2008!

ONLINE ETHICS TRAINING

There are two online ethics training courses available on www.REALTOR.org.  Each course meets the specific criteria and learning objectives required for either new REALTORS® or existing REALTORS® as established in the Statements of Professional Standards Policy #47 - New Member Orientation Program, and #48 - Quadrennial REALTOR® Ethics Training found in the NAR Code of Ethics and Arbitration Manual.  These courses do not count as an elective for your license.

City of Charlotte Land Development User Fees
The City of Charlotte has released the list of FY09 Land Development User Fees.  These fees are effective for projects submitted on/after July 1, 2008.  To view the list of fees, please click here.

Updated Commercial Forms
Periodically, the North Carolina Association of REALTORS® will update the standard forms library on their website.  These forms have been updated on the REALFAST program, as well as the pdf library located at www.ncrealtors.org.  Members have a 60-day grace period in which to use the 2007 versions of the forms.  All REALTOR® members should be using the 2008 forms no later than September 1, 2008.

Brackett Company - Reed Griffith
Matthews Partners, LLC purchased a 10,454 square foot office condo in the Streets of Toringdon Plaza IV.  The location will be the site of Bradford Clinic OB-GYN.  Ben Vandiver of Lincoln Harris represented the Buyer and Reed Griffith of Brackett Company represented the Seller in the transaction.

MBT Properties, LLC purchased a 4,313 square foot office condo in the Streets of Toringdon Plaza III.  The location will be the site of Piedmont Urology Associates.  Anish Shah of Helen Adams Realty represented the Buyer and Reed Griffith of Brackett Company represented the Seller in the transaction.


Merrifield Partners - George Macon

Oweida and Christian Holdings, LLC has purchased Suite 102 (2,921 square feet) in Building 18 of Blakeney Professional Center.  The location will be the site of Oweida & Christian Orthopedics and Sports Medicine.   David Ferguson of True View Commercial represented the buyer.  George Macon of Merrifield Partners represented the seller.

South Charlotte Dermatology has leased 2,267 square feet in the Park Crossing Medical building at 10370 Park Road.  Kermit Murphy of Brackett Company represented the Landlord in this transaction.

Transfer Tax Bill Reaches House and Stalls
Currently, the House is blocking the transfer tax repeal legislation.

Background
The Transfer Tax Repeal Bill would repeal the .4% county land transfer tax authority.  It has made its way to the House where it is currently being blocked.  SB 1951 (Repeal County Land Transfer Tax) passed the Senate by a vote of 38-6.  To learn more about this bill, please

Bill sponsor, Sen. David Hoyle (D-Gaston), wrote an op ed piece decrying the manner in which the authority was granted to counties last year and is calling on the House to take the bill up.  To view Sen. Hoyle's comments, please click here.

NAR Joins US Senators to Introduce the Small Business Health Options Program
On June 10, 2008, NAR Treasurer Jim Helsel represented the National Association of REALTORS® at a bipartisan press conference introducing H.R. 6210, the Small Business Health Options Program Act (SHOP).

H.R. 6210 is a US House companion measure to the earlier introduced US Senate small business health measure, S. 2795. The bill was introduced and cosponsored by Representatives Kind (D-WI), English (R-PA), Barrow (D-GA), Young (R-FL), Allen ( D-ME), Ramstad (R-MN), Altmire (D-PA), Gerlach (R-PA), Courtney (D-CT), Shays (R-CT), Carnahan (D-MO), and Emerson (R-MO).

As proposed, the SHOP concept would offer tax incentives to encourage states to reform small group insurance markets and to make health insurance premiums more affordable for small businesses and the self-employed. It would also develop a nationwide insurance small-business purchasing pool that would still be subject to state insurance regulation to protect those who choose to participate.

In announcing its support for the Small Business Health Options Program (SHOP), NAR reiterated the importance of reforming the U.S. health care market for small businesses and independent contractors. In a recently conducted 2008 NAR Health Insurance Coverage survey, 82 percent of REALTORS® believed the current health care system is not meeting the needs of most Americans, and nine out of 10 REALTORS® thought that the U.S. health care system should be reformed. Nearly a quarter of NAR's 1.2 million members do not have health care insurance, and for most REALTORS® without insurance, the reason is cost. NAR continues to meet with both Senate and House offices seeking additional cosponsors.
Small Business Health Options Program (SHOP) Overview


Do you know about the REALTOR® Political Action Committee?
The North Carolina REALTORS® Political Action Committee (NC RPAC) is a non-partisan committee organized for the specific purpose of raising funds to support political candidates of all parties at the local, state and federal levels of government.  NC RPAC exists through the voluntary contributions of members, their spouses, and families of NCAR. NC RPAC was established by NCAR in recognition of the need to increase political activity and awareness among members, and to protect the interest of the real estate industry in the political arena.  You can be a large or small contributor to NC RPAC. However, we encourage every REALTOR® to give at least $25. NC RPAC contributes these funds to the campaigns of candidates at all levels of government. Of the contributions received, 30 percent of the funds are sent to the National RPAC and 70 percent stay in
North Carolina to fund local and state candidates. Your voice is heard through the impact of your NC RPAC dollars.  We take great pride in the fact that NC RPAC consistently is the No. 1 business PAC in the state! It is essential that we are able to support the candidates that will fight for REALTOR® issues when elected. REALTORS® are under constant threat of sales tax on your commissions, higher taxes on your business, and increased real estate taxes. Your RPAC contributions are the key to our being able to make a difference in the Legislature.

CRCBR has kicked off its annual RPAC Campaign this month, and we ask that you consider contributing to this important organization! With the funds received, RPAC is able to assist us in local, state, and national issues that affect REALTORS®.

Directions for making an online contribution to NC RPAC
1. Go to www.ncrealtor.org
2. Sign in:
      UserID:  Email Address
      Password:  NRDS#
3. Put your mouse over the word RPAC
      a. A new list of links will appear
      b. Click:  Make a Contribution
4. You will then come to a page with a Contribution Disclosure
      a. Click "I have read the Disclosure" and "I agree"
      b. Choose the Board of REALTORS® that you would like to give credit (CRCBR)
      c. Click submit
5. Complete the online contribution form
