CONTINUING EDUCATION |

2009 Spring Education Classes Now Available!
CRCBR's education courses are the only courses in the region focused toward
the commercial broker. Commercial transaction information, language, and
case studies are used specifically to meet the needs of our commercial
members.
All
classes will be held at:

Broker-In Charge Annual Review Course (CE Approved)
The 2008-09 BICAR will
cover distressed sellers, short sales and foreclosures. Lending laws, loan
fraud and Broker-In-Charge requirements will also be discussed. The BICAR
Course is a mandatory elective for all brokers-in-charge who wish to remain
a broker-in-charge as of July 1, 2009 for the 2009-2010 licensing period.
Only licensees who are brokers-in-charge or who are broker-in-charge
eligible will receive continuing education credit for this course.
Commercial examples may be used.

Mandatory Update - Commercial Version (CE Approved)
The 2008-09 Update will
cover material facts, new Commission rules, licensing & education issues and
the changes to the commercial contract, Agreement to Purchase Form 580-T.
The Commercial Version of the Update has been modified for the commercial
practitioner. For agents who practice residential real estate, it is
strongly recommended that they take the regular Update, not this version.

ethical issues, ethical decision making, and professional conduct utilizing
a lecture/case study discussion format. This course satisfies NAR's 2.5
hours ethics requirement, and the 4 hour NCREC elective requirement.

Strategies for a Slow Market - Commercial Version (CE Approved)
While buyers are
understandably nervous about investing in today's shaky real estate market,
sophisticated real estate brokers can provide buyers with an analysis that
demonstrates that buyers are better off buying today than a year from now.
This course offers 8 creative strategies which help licensees by teaching
them about nontraditional financing methods and also offers them opportunity
to earn additional commissions and income from their transactions. Attendees
will need to bring a simple calculator.

NAIOP
CONTINUING EDUCATION COURSE |
|
The
Mortgage Backed Securities: Understanding What Happened and Why
(CE Approved)
This course will help you understand the
Mortgage Backed Securities (MBS) market, why it was set up the way
it was, how it was supposed to work, and how it took down the rest
of the economy.
Fixed and adjustable rate mortgage mechanics will first be introduced to
provide a foundation for discussion of the mortgage securitization process. The
subprime mortgage meltdown will then be examined in detail to provide course
participants with a better understanding of why it had such a dramatic impact
on other financial markets. The course will conclude by evaluating the
Government's response to the subprime mortgage meltdown in order to assess the
prospects for economic recovery. This course is sponsored by CRCBR.
NAIOP Charlotte is extending their member rate to CRCBR members.

Transfer Tax
Repeal
Sen. David Hoyle (D - Gaston), has reintroduced legislation to
repeal the county authority to put the transfer tax on the ballot:
SB 915 (Repeal County Land Transfer Tax). Sen. Hoyle introduced
a similar bill last session, SB 1951 (Repeal Transfer Tax), which
was adopted by an overwhelming majority (38-6) vote in the Senate
chamber but never heard in the House. N.C. Assn. of REALTORS® staff
is working with Sen. Hoyle to gain cosponsors and are optimistic
about the successful passage of SB 915 in the Senate.

CRCBR Members "Side Out" to Benefit Right Moves For Youth
For the second year in a row, Beacon Partners and Childress Klein
Properties are teaming up to coordinate the Six on Six Volleyball
Classic. After the success of the inaugural 2008 event, the
Charlotte commercial real estate community will rally its
collective developer, brokerage, and vendor resources. Twenty four
teams are slated to bring their competitive spirit to the
volleyball court to follow up on a tournament that raised $60,000
last year.
Right Moves For Youth will receive 100% of the event's proceeds.
The half day tournament starts at noon and is being held on
Wednesday, May 13, 2009 at Freedom Park. The event is being
coordinated by Paschal Productions and is also made possible by the
